A 13-guestroom luxury art deco design B&B close to Gatwick airport has been put on the market for £1.25m.

Rated 9/10 by The Daily Telegraph, Springwood House in Horley is an Edwardian property. Its current owners Sue and Lee Denman cater for adult guests only, which they say has enabled them to increase profit margins. In the past year the business showed sales of £171,000 net of VAT.

Included in the sale is an electric car to transport guests to and from Gatwick airport.

The Art Deco theme is consistent throughout the property, which the owners emphasise is out of the flight path of the nearby airport.

Horley is also a convenient base from which to explore towns, villages and attractions of the Surrey countryside. Nearby Horley station has a direct service to London Victoria with a journey time of 35 minutes.

In addition to four luxury double bedrooms, a double twin, three superior doubles, a superior twin and three single bedrooms, the property has a converted attic with a further triple bedroom.

The bedrooms are designed with work space to enable guests visiting on business trips to catch up with work.

The owners have a database of over 5,000 guests so they have been able to market to them directly. This has enabled them to not be reliant on third party booking agents.

The owners are selling sooner than expected for health reasons.

The sale of the property is being handled by leisure property specialists Fleurets.
